Chicago FHA

Chicago FHA mortgage loans are available to anybody but are used most often by first time home buyers and low to moderate income buyers. FHA loans are insured through a combination of a small upfront mortgage insurance premium (UFMIP), as well as a small monthly mortgage insurance premium.

FHA loans in Chicago have less-stringent borrower qualifications than many other mortgages and generally lower interest rates. They also offer significant value to consumers because the interest rates are low with fixed monthly payments and mortgage insurance is now tax deductible.

Chicago VA mortgage loans

Chicago Illinois VA mortgage loans are one of the benefits provided by our Veterans Administration (VA). VA refinance mortgages do have some restrictions when compared to general refinance mortgages in the marketplace but in today's market the Chicago VA mortgage loan is a great option if you have little to no equity in your home.

VA mortgages do not require the private mortgage insurance that is usually necessary for loans above 80% loan to value.

Chicago VA loans also offer a refinance and cash out refinance option, in which veterans may borrow up to 90 percent of the value of the home. These loans also include extremely competitive rates.

Jumbo Loans (Non Conforming)

Illinois jumbo mortgage loans and Wisconsin jumbo loans are now being priced at levels above any reasonable expectation of credit risk: they're expensive entirely because of market risk. They are defined as those for more than $417,000, the level beyond which Fannie Mae and Freddie Mac, the government-affiliated mortgage banks, will not lend.

The increased risk of jumbo mortgages is firstly due to the lack of "agency" support for these loans, effectively reducing the available pool of investors and insurers for all jumbo mortgages by an order of magnitude. Mortgages in excess of 1 million dollars have an even smaller secondary market of investors, and super jumbo mortgages in excess of 2 million dollars frequently require extensive "sourcing" of private investors prior to funding due to very minimal institutional investor coverage.
